Project Overview

Located in Visakhapatnam, the Maira Bayview Resort is a premium hospitality development spanning over 900,000 sq.ft., comprising a 300-key luxury resort and a large-scale banquet facility with a capacity of over 2,000 guests. Designed to deliver an elevated guest experience, the project integrates high-performance MEP infrastructure with sustainable and energy-efficient engineering solutions tailored for a coastal environment.
Our scope included comprehensive MEP consultancy services covering Electrical, HVAC, Plumbing, Fire Fighting, ELV, Solar, STP/WTP, IBMS/BMS, Infrastructure Utilities, Energy Audit, and Green Building Consultancy. The engagement also involved Design Consultancy, Peer Review, Site Supervision, and PMC support to ensure seamless coordination throughout all stages of development.
The project was engineered in compliance with NBC and ASHRAE standards while addressing the complex challenges associated with high-rise hospitality infrastructure and terrain-based planning. Major technical provisions included 2000 KVA transformer capacity for resort operations and guest rooms, an additional 2500 KVA dedicated to banquet facilities, 6 Nos. of 1000 KVA DG backup systems, 400 KVA solar integration, a 300,000-liter fire water storage system, 50 KL/hr water treatment plant, 5 KL/hr RO system, and a 450 KLD sewage treatment plant.
A key challenge involved routing drainage and utility networks across varying terrain levels while maintaining system efficiency and coordination. Additionally, due to the spread-out villa planning, efficient hot water distribution required a specialized approach. This was successfully addressed through the implementation of individual heat pump systems for villas, minimizing thermal losses and improving operational efficiency.
The result is a scalable, sustainable, and future-ready MEP ecosystem that enhances guest comfort, reduces operational costs, and ensures long-term maintainability for a landmark luxury resort destination.
